A kitchen that did not move the plumbing

The owners wanted an island sink, which meant a new drain line through a slab. We priced both versions and they chose to keep the sink where it was and put the money into cabinetry and a bigger opening to the dining room instead. The room reads completely different and the slab was never cut.

Waterproofing that was never there

Once the tile came off the shower wall we found paper-faced drywall and no membrane at all — normal for the year the house was built, and the reason the framing behind it was damp. We rebuilt the wet wall properly, flood-tested the pan, and then started on the finishes.

A wall that was out of square by an inch

Stock cabinetry would have needed a filler strip at one end and still shown a tapering gap along the top. We measured the room as built, made the units to those dimensions, and scribed the end panel to the wall. It reads as though the house was built around it.

An addition that took longer to approve than to build

Setbacks and lot coverage decided the footprint before we drew anything, and the approval ran three months. The build itself was six weeks. We quoted the design and permitting stage separately so the owners were not paying for a construction estimate against drawings that might change.

Engineered floor over a slab that was still wet

The material had been delivered and the owner wanted it down that week. The slab moisture test came back high enough that the boards would have cupped within a season. We waited, and used the time to level a dip by the entry that would have telegraphed through anyway.

A patio cover that would have drained at the house

The design had the slope running back toward the foundation, which is a wet crawlspace two winters later. We reversed the fall, took the discharge away from the house, and flashed the ledger where the structure ties in — the detail that leaks into a wall if it is done casually.
